Yearly Rent Increase

The government calculates what the rent should be each year, based on a survey of the New York housing market as a whole. The average yearly increase over the last decade has been 7.46%.

 

By contrast, your mortgage (if you have one) will stay the same for the duration, and the condo fees will increase at a much more moderate average of 3% per year.​ As a result of your gross income going up at a faster rate than your expenses as shown in the graph below, the delta widens and your net monthly dividends go up every year.
